Commercial plumbing inside an occupied building is a different discipline from residential work, and the plumbing is only half of it. The other half is finishing the job without disrupting the people who depend on the building. A recent project shows how we operate: an overnight cast iron drain line replacement at Providence St. Joseph Hospital in Orange, completed in a soaring public atrium while the hospital stayed fully open and running.

Floor-to-ceiling poly containment seals the work zone in a public hospital atrium. We ran the entire job overnight so patients and staff were never disrupted.
Before a single section of pipe came down, the space was sealed and protected. We built floor-to-ceiling containment with clear poly drapes around the entire work zone, sheathed the surrounding walls in protective RAM BOARD, and covered every finished floor surface. The crew worked through the middle of the night, when foot traffic was at its lowest, so patients, staff, and visitors were never disturbed, and by morning there was no trace that we had been there.

The failing lines sat at the top of a multi-story atrium. An articulating boom lift reached them safely while RAM BOARD shielded every surrounding wall.
The failing cast iron drain lines ran across the ceiling at the very top of a multi-story atrium, far beyond the reach of any ladder. We brought in an articulating boom lift to access the ceiling safely, removed the corroded original cast iron, and installed new code-compliant cast iron drainage joined with no-hub couplings, the durable, fire-rated material a hospital requires rather than a cheaper plastic substitute.

When the plumbing was complete, we put the space back exactly as we found it: ceiling access patched and ready for finish, all containment removed, and every surface cleaned. Hospitals are the extreme case, but most of our commercial work looks more ordinary and matters just as much to the people who own the building. Clearing the blockage is half the job. The other half is leaving the deck clean enough that nobody who parks there the next morning knows anything happened.
Fixture work is the quiet backbone of a commercial property. Mop and utility sinks, floor sinks, grease-line connections, backflow assemblies and bottle-filling stations all carry code requirements that a residential installer will not necessarily know — venting, air gaps, ADA reach ranges and approved materials all get inspected, and all of them fail an occupancy sign-off if they are wrong.

A utility sink is the fixture nobody photographs and every janitorial crew uses daily. Waste and vent were run in cast iron so it outlasts the tenancy.
Drinking water is the other half of that work. Bottle-filling stations and ADA drinking fountains are now standard in schools, gyms, medical offices and newer commercial buildings, and they carry their own requirements: a dedicated supply, correct waste routing, an accessible mounting height, and in most cases filtration that has to be serviceable without pulling the unit off the wall.
