For most South Bay households, 20–30% reduction in annual gas consumption versus a standard tank unit. The savings are biggest in homes where hot water demand is sporadic (since a tank unit burns gas to maintain storage temperature 24/7, even when nobody's using hot water). Vacation rentals and second homes see closer to 40–50% reductions. Long-run ROI is typically 5–7 years including the higher initial unit cost.

A properly-sized tankless never runs out of hot water because it heats continuously as long as flow is present. The only limit is flow capacity — if you try to run more simultaneous high-flow fixtures than the unit is rated for (say three showers on a single Navien NPE-180 during peak demand), you'll see flow reduction, not temperature drop. For big homes with multiple simultaneous demand points, we parallel two units to double the flow capacity.

Maybe. Most pre-2005 homes have 1/2-inch gas line serving the water heater, which is undersized for a standard 180K–199K BTU tankless. The fix is usually upsizing the feeder to 3/4-inch from the meter to the tankless location, which we do as part of the install. We verify existing gas line capacity before quoting and include the upsize in the project if needed.

The only way to shorten that lifespan meaningfully is skipping the annual descaling in an area with hard water, which lets scale build up on the heat exchanger and eventually causes failure. Usually yes. Tankless units are much smaller than a 40–80 gallon tank (about the size of a briefcase wall-mounted) so the existing space is almost always adequate. What changes: the gas line size often needs upgrading, the venting path changes from a B-vent up through the roof to a PVC sidewall or roof vent, and electrical is needed for the unit controls. All of that is part of the single-day install.
