We don't run a trip charge on top of service pricing — the quote you get is the quote you pay. Small jobs (single fixture replacement, simple leak repair, toilet rebuild) typically run a flat residential service rate. Larger jobs are quoted based on scope. We give you a firm number before work starts so there are no surprises, and if the scope changes mid-job we quote the change before we do it.

For standard jobs with predictable scope (water heater swap, fixture replacement, common repairs), often yes — we'll give you a ballpark range on the phone and confirm with a firm number on arrival. For anything with variable scope (diagnostic situations, leaks of unknown origin, problems behind walls), we need eyes on it before we can quote honestly. We don't do the "$89 to show up, then we'll tell you what it actually costs" routine.

Yes — we work with a lot of South Bay property owners and managers across single-family rentals, small multifamily, and larger portfolios. We coordinate access through the property manager or tenant, document the work with photos and written reports, and bill to the owner or management company as needed. Recurring clients often set up a standing authorization for routine repairs under a certain dollar threshold so we can just handle tenant calls without waiting for approval on each one.

All major residential brands — Kohler, Delta, Moen, American Standard, Grohe, Toto on fixtures; A.O. Smith, Bradford White, Rheem, Navien, Rinnai on water heaters; Symmons, Brasscraft, Watts on valves and rough-in. We stock common repair parts on the truck for fast fixes. For premium or specialty brands (high-end European fixtures, specific designer lines), we'll order and schedule the install. If you have a brand preference, we'll work with it rather than push our preferred line.
